At that rate a 624 sq ft Type A1 works out to roughly RM1.44 million and a 926 sq ft Type B1 or B2 to roughly RM2.13 million, before any adjustment for floor, view or availability. Ask for the current price for your unit and floor, and confirm it in writing.

Golden Crown Residence is Block C of Menara Golden Eagle on Jalan Tun Razak, next to Tun Razak Exchange (TRX) in Kuala Lumpur. The developer lists the MRT 1 and 2 interchange, a feeder bus and The Exchange TRX at about 50 m, and Exchange 106 at about 130 m.

The developer's material states leasehold, with the lease expiring on 11 February 2111, and a commercial land use. Some listings describe it as freehold, so ask for the title details in writing before you book, and ask how the commercial land use affects loan margin, utility tariffs and stamp duty.

The developer is Multibay Development Sdn Bhd, a subsidiary of Golden Eagle. Menara Golden Eagle also includes a 37-storey Regent Hotel managed by IHG and a 28-storey corporate office block.

Block C has 60 storeys and 490 residential units, with 10 to 11 units per floor on Levels 13 to 57. Sky facilities sit on Levels 58 and 59, and the building has 5 lifts, including 1 service lift.

There are six layouts: Type A1 is 624 sq ft with 1 bedroom and 1 bathroom (140 units); Type A2 is 732 sq ft with a balcony (34 units); Types B1 and B2 are 926 sq ft with 2 bedrooms, 2 bathrooms and a utility room (225 units); Type B3 is 958 sq ft (45 units); and Type C is a 1,023 sq ft dual-key layout (45 units). The single 1,238 sq ft Type D is marked sold.

The developer lists 492 bays on Levels 5 to 9, including 30 visitor bays and 2 bays for people with disabilities. Each unit gets one bay, except 30 Type A units on Levels 13 to 22 (unit numbers 2, 3 and 6), which have no bay. Ask whether your unit includes a bay.

The ground floor has a concierge, 24-hour security and a kindergarten. Levels 58 and 59 hold an infinity swimming pool, wading pool, pool deck, BBQ terrace, children's playground, changing rooms, gym, library, multipurpose room, prayer room and a games or video room.
