Botanika Tebrau Coast

Botanika Tebrau Coast, also marketed as Botanika at Tebrau Bay, is a leasehold riverfront condominium on about 12 acres beside the Tebrau River in Taman Bayu Puteri, Johor Bahru. It is developed by Bayou Bay Development Sdn Bhd and has three towers of 264 apartments each plus 40 waterfront villas, according to the developer's website. Tower B has 23 floors.

Botanika is leasehold for 99 years, with strata title and residential use, according to the developer's Tower B summary.

The developer's April 2023 Tower B sales summary listed SPA (gross) prices from RM469,000 to RM650,000, depending on unit type and floor. That is a dated figure, not a current quote, so WhatsApp us for today's gross price list and the units available.

Botanika is on Jalan Bayu Puteri 2, Taman Bayu Puteri, 80150 Johor Bahru, at the Tebrau Coast waterfront next to the Eastern Dispersal Link (EDL). The developer's sales kit estimates about 5 minutes by car to the Johor Bahru CIQ and the Woodlands checkpoint via the EDL, and about 3 minutes to SouthKey Megamall and AEON Permas Jaya.

Tower B has 264 units in six layouts: Types A2 (44 units), A3 (26) and A3b (18) of 1,488 sq ft, each with three bedrooms plus a studio room; Type B (132 units) of 1,200 sq ft; and Types C (26) and C1 (18) of 1,126 sq ft, each with three bedrooms. A typical floor has 12 units, served by 5 lifts.

Tower B is completed. Iskandar Waterfront City Berhad's 2023 annual report states that Tower B received its Certificate of Completion and Compliance in August 2023 and was handed over to owners that month, after the earlier completion of Tower C in 2019. The developer's website lists Tower A and the town villas as coming soon.

Availability changes. The same 2023 annual report recorded Tower B as 71 percent sold (187 of 264 units) at 31 December 2023, and the developer's website still lists the Tower B and Tower C brochures. WhatsApp us for the units currently open and the gross price list.

The developer lists 20 facilities across the ground level and podium, including a swimming pool, wading pool, jacuzzi, gym, tennis court, multipurpose hall, Zen Garden, open plaza, BBQ area, games room and surau. The Tower B summary shows 4 tiers of security, 2 car parks per unit and a maintenance fee of RM0.25 per sq ft plus a RM0.025 sinking fund (RM0.275 per sq ft in total), as at April 2023.
