The Asteriaz @ Kebun Teh is a leasehold serviced apartment tower by EXSIM in Kebun Teh, Johor Bahru city: 42 storeys with 848 units on a 2.43-acre site, in 560 sq ft one-bedroom-plus-study and 915 sq ft three-bedroom layouts, with a Level 10 podium deck of pool, gym and lounges. It is the first tower of EXSIM's Kebun Teh masterplan.

Prices start from RM474,900 (gross), about RM848 per sq ft on the 560 sq ft Type A, and go up to RM769,900 (gross), about RM841 per sq ft on the 915 sq ft units, depending on unit type and floor, according to the developer's summary and fact sheet (October 2026). In Kebun Teh, on the Johor Bahru city side of the Causeway corridor. On the developer's site plan, Danga Bay is to the south-west, KSL City Mall and Plaza Pelangi to the south-east, Columbia Asia Hospital to the north-east and Terminal Bas Larkin to the north-west.

Leasehold. The units are sold under the Housing Development Act (HDA) as serviced apartments. Ask the developer for the lease term before you book.

848 units in one tower: 689 Type A, 99 Type B1 and 60 Type B2 residential units on Levels 10 to 42, plus 5 ground-floor retail units, above nine storeys of podium car park. The developer's fact sheet describes it as a 42-storey serviced apartment building.

Type A is 560 sq ft (52 sq m) with 1 bedroom, 1 study and 1 bathroom. Types B1 and B2 are 915 sq ft (85 sq m) with 3 bedrooms and 2 bathrooms; B1 has a balcony and B2 does not.

Completion is targeted for 2029. The developer states 52 months from the date of the APDL (advertising and sales permit and developer's licence), so confirm the current schedule with the sales team.

A Level 10 podium deck with a swimming pool, wading pool, jacuzzi, playground, half basketball court, games room, karaoke room, gymnasium, outdoor lounge, multipurpose hall and reading room; a gym on Level 11; a sky BBQ and herb garden on the roof; and a lobby lounge, co-working space, tadika and surau at the lower levels.
