Iskandar Puteri is a master-planned district: Puteri Harbour has the marina and the International Ferry Terminal, Medini has Legoland Malaysia, Mall of Medini and Gleneagles Medini Hospital, and Educity has the university and international school cluster. It is also where many Singapore-linked buyers look first, so tenure, foreign-buyer rules and the state's approval fees matter.
We index two completed projects. Southern Marina Residence is a freehold, marina-front serviced apartment development of 456 units completed in December 2018, with developer list prices of RM1 million to RM4.4 million. Macrolink Medini is a 39-storey condominium of 1,005 units completed in 2020 with more than 40 types of facilities, on private lease land whose conversion to freehold is still pending approval.
Because both are built, you can inspect the towers, the facilities and the show units before you commit. Check the tenure, the title type and the sale terms (the Southern Marina summary notes as-is, where-is sales with no defect liability period) with your lawyer.
