The short answer
Khaya Residences is a 61-storey, 795-unit leasehold tower on 3.88 acres beside Menara TNB Bangsar. Abdullah Hukum LRT is about 400m (roughly 6 minutes) away, and link-bridges from the LRT station lead through KL Eco City to The Gardens and Mid Valley, which the walkthrough puts at 10 to 15 minutes on foot. The price is about RM890,000 gross, or roughly RM1,000 per sq ft, against RM1,200 to RM1,500 at KL Eco City and RM1,100 to RM1,300 in Bangsar. It is not ideal for buyers who need freehold or absolute quiet, because it is leasehold and sits next to a highway.

Location: the main selling point
Bangsar sits beside the city centre, between the city centre and Damansara Heights, an established area known for bungalows and a comfortable, mature feel. Khaya itself is close to KL Eco City but is outside the Bangsar residential belt. From the project, Abdullah Hukum LRT on the Kelana Jaya Line is about 400m away, around 6 minutes on foot. From the station, a link-bridge leads into KL Eco City, and from there a further link-bridge goes to The Gardens Mall, which connects to Mid Valley. The walkthrough puts the walk to Mid Valley at 10 to 15 minutes. In the opposite direction, another LRT station and a link-bridge to Bangsar South are about 8 to 9 minutes away on foot. The LRT reaches KL Sentral in two stops, where it connects to the MRT and the airport train.
What is around it
- KL Eco City is an office cluster with MSC Cyberport status, which gives foreign companies tax incentives and the right to hire foreign workers. The walkthrough puts jobs there at about 40,000 to 50,000, with tenants such as Samsung and J&T Express, and office occupancy above 90%.
- Bangsar South has shared-service and technology companies, including Alibaba, which brings a large expatriate workforce.
- Mid Valley and The Gardens together draw more than 40 million visitors a year. The Gardens is the higher-end mall and Mid Valley the mass-market one.
- The walkthrough counts more than 100,000 jobs across the surrounding hubs, which is the basis for its rental-demand argument.
The development and facilities
Khaya has 61 storeys and 795 units on 3.88 acres, rising beside the glass Menara TNB Bangsar. The tower has a curved, moon-shaped form, with large balconies on some units that are already sold. Retail below the tower is planned to include a grocery, a gym and a cafe. The residential car park has its own entrance, separate from the retail and office car parks, which is less common in mixed developments, and the site has three vehicle entrances. Facilities on Level 8 (The Hub) include a basketball court, a 50m swimming pool, a library and a gym, with a green, nature-inspired theme.
Show unit: Type A, 772 sq ft (1+1)
The 1+1 layout has an L-shaped kitchen and a living area about 4m wide that feels larger than its size. The study room has no window and there is no separate yard, so the washing machine goes in the kitchen. A partial furnishing package is offered, with Signature Kitchen appliances, and the package can change. The master bedroom has a large glass ratio and good light, and the bathroom has two access points, one from the corridor and one from the bedroom.
Show unit: Type K, 1,164 sq ft (3+1 bedrooms, 3 bathrooms)
Type K has three bathrooms, whereas most three-bedroom units in the market have two, which helps larger families. It uses a butterfly layout, with two rooms on one side and one on the other, which saves corridor space. The kitchen can be closed off, which suits households that cook, and a yard takes the washing machine. Bedroom 1 comes with a study area and an ensuite bathroom, and the second bedroom takes a double bed or an L-shaped study. The master bedroom takes a king bed, though the wardrobe wall blocks part of the view.
Price per sq ft
The walkthrough quotes about RM890,000 gross, roughly RM1,000 per sq ft. It compares this with about RM1,200 to RM1,500 per sq ft at KL Eco City across the road and RM1,100 to RM1,300 per sq ft for Bangsar property generally, so Khaya is priced below both.
Who it suits, and who it does not
- Suits: investors and tenants who want an LRT-linked address near large employment hubs, in an area with limited new supply. The walkthrough notes that tenants could work in KL Eco City, KLCC or Petaling Jaya.
- Not ideal for noise-sensitive buyers. The project is next to a highway and close to the LRT and malls, so it will not be quiet.
- Not ideal for freehold-only buyers. Khaya is leasehold, so ask for the remaining lease term in writing.
- Traffic: the walkthrough notes heavy evening congestion around Mid Valley, so walking or taking the LRT is the practical commute.
