Searching for a new condo in Seri Kembangan turns up a long list of names and very little help choosing between them. Seri Kembangan lies between Bukit Jalil, Puchong and Kajang, with Universiti Putra Malaysia as its best-known anchor, and the three projects indexed on PropertyIndexMY are all freehold but are three different products: one new launch, one project already completed and one under construction. This guide puts them side by side, using only the figures published on each project page, so you can narrow the list before you talk to any sales gallery.
Seri Kembangan new launch projects compared
The table is sorted by from-price, lowest first. Prices are gross figures as published, they are subject to change, and availability moves, so open each project page for floor plans and the full fact sheet.
| Project | Developer | Status | Price | Sizes | Scale |
|---|---|---|---|---|---|
| Alamanda Heights | Multiplex Land | New launch, est. Q1 2030 | From RM565,000 | 971–1,050 sq ft (3+1 bedrooms) | 440 units, 1 tower of 36 storeys |
| AKASA Cheras South | Hap Seng Land | Completed (2021) | From RM570,888 | 850–1,500 sq ft | 998 homes, 3 towers |
| Trinity Nordic Residences | Trinity Group | Under construction, Nov 2029 (Tower B) | From RM734,888 | 937–2,014 sq ft | 240 units in Tower B of 29 storeys (3 towers and 714 units planned) |
Completion is the biggest difference on the list. AKASA finished around 2021, so what remains is developer stock you can walk through, while Alamanda Heights is estimated for the first quarter of 2030 (construction is scheduled for 48 months from the Sale and Purchase Agreement) and Trinity Nordic's Tower B for November 2029. Our Seri Kembangan area guide keeps the same list up to date.
The price check: from-price, price per sq ft and instalment
To compare like with like, the table below divides each from-price by the smallest unit size on the same page. These per sq ft figures are our own indicative calculation, not a published price, and the real figure depends on the unit, floor and stack. The instalment is the figure shown on each project page, which assumes a 90% loan over 35 years at 4% a year for the lowest-priced unit.
| Project | From-price | Smallest unit | Indicative RM per sq ft | Est. monthly instalment |
|---|---|---|---|---|
| Alamanda Heights | RM565,000 | 971 sq ft | about RM582 | about RM2,250 |
| AKASA Cheras South | RM570,888 | 850 sq ft | about RM672 | about RM2,270 |
| Trinity Nordic Residences | RM734,888 | 937 sq ft | about RM784 | about RM2,930 |
At the top of each range, Alamanda Heights runs to RM695,800 (Type A), Trinity Nordic's Tower B reaches RM1,479,888, and AKASA's larger homes cost more depending on tower and floor. Alamanda Heights includes two car parks with every unit, an extra bay is priced around RM60,000, and its estimated maintenance is RM0.25 to RM0.28 psf. Trinity Nordic estimates RM0.30 psf including sinking fund and allocates 2 to 4 car park bays per unit.
What each project is
Alamanda Heights is a single 36-storey tower on 3.09 acres in Taman Bukit Serdang by Multiplex Land. Every home is a 3+1 bedroom layout, 971 sq ft (Type B) or 1,050 sq ft (Type A, with a study nook), and 88 of the 440 units are Type Q Rumah Selangorku affordable units, which are subject to eligibility. The facility deck on Level 6 holds 37 amenities, including a swimming pool, jogging track, cafe and indoor gym.
AKASA Cheras South is a resort-themed serviced residence by Hap Seng Land on 9.65 acres, with a Seri Kembangan (43300) postal address on the Cheras South side. Tower A is 35 storeys and Towers B and C are 29 storeys. Layouts run from 850 sq ft with two bedrooms to 1,500 sq ft four-bedroom dual-key homes, with two or three car parks each, and the headline facility is a sandy-bottom lagoon pool of about 13,000 sq ft. Its page notes that the land is freehold while the strata title is classified as commercial under the Housing Development Act, so confirm what that means for financing.
Trinity Nordic Residences is a Nordic-themed freehold development by Trinity Group on 4.73 acres. Only Tower B is on sale now, with 240 units over 29 storeys in layouts from 937 sq ft (3 bedrooms) to a 2,014 sq ft five-bedroom duplex. Its 1.38-acre facilities deck is split into four zones, N-Farm, N-Pool, N-Park and N-Garden, linked by a 550m cycling loop and a 370m jogging trail.
How to choose
- Lowest ticket with parking included: Alamanda Heights, from RM565,000, with two car parks bundled in every unit.
- You want to see the finished product: AKASA Cheras South is already built, so you can view the towers and facilities before you commit. Remaining stock is limited, so ask for the current unit list.
- Larger layouts or a duplex: Trinity Nordic's Tower B has 3 to 5 bedroom layouts up to 2,014 sq ft, and the price band runs from RM734,888 to RM1,479,888.
- Tight completion timeline: compare AKASA (completed) with Trinity Nordic (November 2029) before Alamanda Heights (estimated Q1 2030).
Freehold, but check the title
All three projects are freehold, which is not true of every launch in the Klang Valley. Freehold land can still sit under different strata titles. AKASA's page says its strata title is classified as commercial, while Alamanda Heights states a freehold residential title. Trinity Nordic's page states freehold without describing the title classification, so ask for it in writing. Our explainer on freehold vs leasehold in Malaysia covers what tenure means for resale and financing.
Connectivity: MRT and highways
Rail access is the main thing that separates the three on the published figures:
- Trinity Nordic is about 2km from MRT UPM and 3km from MRT Serdang Jaya on the MRT Putrajaya Line, with direct access to the MEX, NSE and SKVE.
- Alamanda Heights is about 2.6km from MRT Serdang Raya Utara and 3.9km from MRT Serdang Raya Selatan, with Pavilion Bukit Jalil about 6.5km away and Kuala Lumpur city centre about 15km by road.
- AKASA lists three MRT stations within about 2km (Bandar Tun Hussein Onn, Batu 11 Cheras and Bukit Dukung) and runs a resident shuttle to the nearest MRT and KTM stations and to The Mines Shopping Mall.
These are developer-stated distances, not walking times, and the shuttle is a service rather than a rail link, so check the route yourself at peak hour.
Questions to ask before you book
- Can you send the current official price list and the units still available in the type I want?
- What is the exact title type, and is it residential or commercial?
- What is the confirmed completion date, and how does it link to the payment schedule?
- What are the estimated maintenance and sinking fund per sq ft, and does it cover the car parks? (Alamanda Heights quotes RM0.25 to RM0.28 psf excluding the car park accessory parcel, Trinity Nordic RM0.30 psf including sinking fund.)
- Which legal and loan fees does the developer absorb? (Alamanda Heights and Trinity Nordic both list absorbed SPA and loan fees on their pages. AKASA's page says buyers must use the developer's panel banks.)
- How far is the walk to the station in practice?
To plan upfront cash, read how much a new launch needs as a downpayment, and for the process itself see our guide to buying a new launch condo. Because Seri Kembangan borders Bukit Jalil, our Bukit Jalil investment outlook is a useful second comparison.

Is Seri Kembangan a good place to buy a new launch?
Seri Kembangan sits between Bukit Jalil, Puchong and Kajang, with MRT stations on the Putrajaya Line and the MEX, NSE and SKVE highways close by, and it has three freehold options at different stages. Whether it suits you depends on your budget, timeline and how much you value rail access. Nothing here is a guarantee of rental yield or price growth, so compare confirmed price lists rather than headlines.
