Price per sq ft = starting price divided by the smallest unit size, both from developer material shown on each project page. It is an indicative figure for the entry unit, not a transacted price, and bigger or higher-floor units price differently.
Median price per sq ft by area
Areas with two or more priced projects. A median from two or three projects is a rough guide, not a market average.
| Area | Projects | Median ~RM psf | Range ~RM psf |

| KLCC | 11 | RM2,412 | RM1,854 to RM3,311 |

Areas with one priced project: Kampung Baru (Sutera Suites, RM1,400 per sq ft), Sentul (Vox Residence Sentul, RM1,020 per sq ft), Seputeh (Tria Residensi Seputeh, RM964 per sq ft), Old Klang Road (Gen Starz Residences, RM912 per sq ft), Sungai Besi (Aricia Residences Sungai Besi, RM838 per sq ft), Segambut (Arunya Residences KL North, RM562 per sq ft).
How we calculate price per sq ft
For each project we divide the starting price by the smallest unit size, both taken from developer material and shown on the project page. Projects missing a published price or size are left out (17 of the 45 Kuala Lumpur projects we index), and so are projects whose starting price is RM5 million or more, because a single penthouse distorts the figure. The numbers are gross list prices before any rebate, discount or package, and they describe the entry unit, so the larger units in the same project will usually sit above or below that figure.
What price per sq ft does not tell you
- Built-up versus net area. Developers quote built-up area, which includes walls and common space, so a compact unit can look cheaper per sq ft than it feels.
- Tenure and completion. A freehold project at the same price per sq ft is not the same as a leasehold one, and a project completing in 2030 is not the same as one you can inspect today.
- Resale value. This is a list price. Resale transactions are published by government agencies and listing portals, not by us.

Questions to ask before you book
- What is the price of the exact unit and floor I want, not just the starting price?
- Can you send the current official price list and the units still available?
- What is the tenure and, for leasehold, how many years remain?
- What is the confirmed completion date, and how does it link to the payment schedule?
- Which legal and loan fees does the developer absorb, and do any packages change the price on the SPA?
To plan upfront cash, read how much a new launch needs as a downpayment. For the wider market, see the KLCC vs Bukit Bintang vs TRX guide and our area guides.
