Type A: the lowest entry ticket
Type A is a 323 sq ft studio sold as a strata office suite, not as a serviced apartment. It is the cheapest way into the address, from RM699,000, and it has the widest price spread: the cheapest and dearest Type A differ by RM173,500, so floor and facing matter most here. Because it is an office suite, confirm with your lawyer and bank how it is classified for financing and use. Foreign buyers should also note that it is below Kuala Lumpur's RM1 million minimum (see can foreigners buy MABA Suitez). The Walnut Elegance interior concept in the sales kit is based on Type A.
Best for: a buyer who wants the lowest ticket and the location, and is comfortable with a compact unit.
Type B: the 1+1 for living in
Type B is 484 sq ft with one bedroom plus a study or flex room and one bathroom. It is a serviced apartment, and its freebies package includes three air-conditioners. The price band is tight, RM1,131,200 to RM1,176,200, a gap of under RM100 psf, so the floor you pick changes the price less than in Type A. The Ivory Serenity interior concept is based on Type B.
Best for: a single buyer or couple who will live in the unit or work from home, and want more space than a studio without moving up to the dual key.
Type C: the dual key
Type C is 657 sq ft with one room and two bathrooms, laid out as a dual key. A dual-key unit has two separately accessible sections that can be used together or separately, so one unit can serve a household that wants a guest area or a separately lockable portion. It is the biggest type and, at RM2,297 to RM2,353 psf, the best value per sq ft in the project. The trade-offs are the highest ticket, from RM1,509,200, and the highest maintenance, about RM650 a month. Check the floor plan and the SPA for exactly how the two keys split the unit.
Best for: a buyer who wants the most space, flexibility in how the unit is used, or a unit that clears the foreign-buyer threshold with room to spare.
How to choose
- Budget first. If your ceiling is under RM1 million, Type A is the only option.
- Purpose second. Living in the unit points to B or C. The lowest entry ticket points to A.
- Foreign buyer? Only B and C qualify under the RM1 million minimum.
- Furnishing. Units are bare with a freebies package. Owners who join the Mana Mana programme are expected to be entitled to a furnished package, so read the management terms before choosing a type for that purpose. No income is guaranteed.
