It is a 60-storey twin-tower project by EXSIM and the Malaysian Basketball Association (MABA), going up on the former Wisma Maba site on Jalan Hang Jebat, directly opposite Merdeka 118. Why the location is the story

Merdeka 118 is the anchor of the Merdeka precinct: the tower itself, 118 Mall at its base, and Stadium Merdeka beside it. MABA Suitez is roughly 50m from all three, which is as close as a private residential address gets. Rail is the second half of the case. Merdeka MRT (SBK17) on the MRT Kajang Line is about 500m away, and Plaza Rakyat LRT is within walking distance, so a resident can reach much of the city without a car.

Around the site, the developer's aerial plan marks Central Market, REXKL, the Sri Maha Mariamman Temple and the Kwai Chai Hong lane, which puts Chinatown's dining and heritage streets on foot. Jalan Sultan, Jalan Pudu and Jalan Tun H S Lee connect the address to the rest of the city centre.

Two things stand out. First, this is a premium, per-square-foot-driven market, so a smaller unit does not mean a low ticket price. Second, the office suite is the cheapest way in but it is a different product from a residential unit, with different loan, usage and rental rules, so check what it is approved for before you commit.

Who it suits

It is a poorer fit if you need to move in soon, since completion is targeted for 2031, or if you want a low entry price, since city-centre pricing at this level is not cheap.
