MABA Suitez, also written MABA Suites, is EXSIM and the Malaysian Basketball Association's 914-unit development on Jalan Hang Jebat, directly opposite Merdeka 118. It has three unit types at very different prices, and for an overseas buyer that matters more than usual, because Kuala Lumpur sets a minimum purchase price for foreigners.

Approval and process

A foreign purchase needs consent from the state authority, which for Kuala Lumpur is the Federal Territory land authority. In practice the lawyers handle this as part of the conveyancing, but it adds a step and some time. Ask the developer's panel lawyer how long approval currently takes and where it falls in the payment schedule. Do not pay more than the booking fee until you have confirmed that your unit is eligible.

Costs foreign buyers should plan for

Ongoing, the maintenance fee is RM0.99 per sq ft including sinking fund, which is about RM479 a month for Type B and RM650 for Type C.

Financing and timeline

Banks set their own rules and loan margins for non-resident borrowers, and these are usually less generous than for Malaysians, so speak to a bank early and plan your deposit accordingly. MABA Suitez completes 60 months from APDL, with media reporting a 2031 target, so your payments are staged over several years. If your income is not in ringgit, plan for currency movements across that period.

Short-stay and furnishing for overseas owners

Units are sold bare with a freebies package. Owners who join the Mana Mana hospitality management programme are expected to be entitled to a furnished package, which can suit an overseas owner who will not live in the unit full-time. Read the management agreement terms before you commit. No rental income is guaranteed.

If you are a Malaysian living overseas

The foreign-buyer minimum applies to foreign nationals. A Malaysian citizen living abroad is not subject to it and can buy any MABA Suitez type, including Type A, as a Malaysian. Your financing and documents will still differ from a buyer based in Malaysia.
