Kwasa Damansara has several new launches within a few minutes of each other, and D'Evia Residences by EXSIM is the one most people compare against its neighbours. This guide covers what has been published about D'Evia, the price range by unit type, how it differs from its sister project D'Nuri and from the freehold Linari next door, and the questions worth asking before you book.

Why the location is the story
Kwasa Damansara is a master-planned, transit-oriented township, and D'Evia's main selling point is its distance to the station: roughly 600m, about an 8-minute walk, to Kwasa Sentral MRT. Kwasa Damansara, Kota Damansara and Surian MRT stations are all close by. For roads, the Guthrie Corridor Expressway, NKVE and DASH Highway all sit close, and HELP University and SEGi University College are within about 2.5km, with Tropicana Gardens Mall and IOI Mall Damansara within roughly 3.5km.
Note that the developer's own location map describes a shorter walking time to the station than the project page does. Take the 600m figure as the working number and walk it yourself.
Unit types and the price range
| Type | Size | Layout | Indicative price |
|---|---|---|---|
| A | 657 sq ft | 2 bedrooms, 2 bathrooms | From RM498,100 |
| B (B1–B4) | 958 sq ft | 3 bedrooms, 2 bathrooms, with or without balcony | Not published separately |
| C (C1–C2) | 1,109 sq ft | 4 bedrooms, 2 bathrooms, with or without balcony | Up to RM799,400 |
All prices are indicative and sourced from public listings pending developer confirmation, so confirm the figure for your unit with the sales team.
D'Evia vs D'Nuri vs Linari
Buyers in Kwasa Damansara tend to compare the three projects below. They target different budgets and buyer groups, so the comparison is mostly about which category you fit.
| Project | Tenure | Sizes | Price | Notes |
|---|---|---|---|---|
| D'Evia | Leasehold | 657–1,109 sq ft | From RM498,100 (indicative) | GreenRE certified, completion 2030 (indicative) |
| D'Nuri | Leasehold | 550 sq ft, one layout | Fixed RM270,000 | Rumah Selangorku, Bumiputera only, same site as D'Evia |
| Linari | Freehold | 1,168–1,637 sq ft | RM784,000–RM1,025,000 gross | Condo and parkhomes, est. Q2 2028 |
If you qualify for the affordable scheme, D'Nuri is a separate route altogether. If you want freehold and larger layouts and can stretch the budget, Linari is the alternative to weigh. D'Evia sits between them on price, with the widest range of layouts from 2 to 4 bedrooms.
Who it suits, and who it may not
- Own-stay buyers who commute by MRT and want a walkable station within a planned township.
- Growing families who need 3 or 4 bedrooms without a landed-home price tag.
- Investors who accept a 2030 handover. Returns are not guaranteed and depend on your purchase price and the rental market at completion.
It may not suit buyers who want freehold, or who need a completed home in the near term.

Frequently asked questions
How much does D'Evia Residences cost?
Indicative pricing starts from RM498,100 for Type A and goes up to RM799,400 for Type C. These figures come from public listings and are pending developer confirmation, and a Type B price has not been published, so ask for the current price list before you decide.
What unit types does D'Evia offer?
There are three unit types across 438 units: Type A at 657 sq ft with 2 bedrooms and 2 bathrooms, Type B (B1 to B4) at 958 sq ft with 3 bedrooms and 2 bathrooms, and Type C (C1 to C2) at 1,109 sq ft with 4 bedrooms and 2 bathrooms. Types B and C come with or without a balcony.
Is D'Evia freehold or leasehold?
D'Evia is leasehold. If freehold matters to you, the neighbouring Linari project in Kwasa Damansara is listed as freehold, but it is a different product at a higher price point, so compare the two on size, price and completion date.
How far is D'Evia from the MRT?
The project page gives roughly 600m, about an 8-minute walk, to Kwasa Sentral MRT. The developer's location map carries a shorter walking-time note, so measure the route yourself on a site visit.
What is the difference between D'Evia and D'Nuri?
Both are by EXSIM on the same Kwasa Damansara site. D'Nuri is a Rumah Selangorku affordable-housing tower at a fixed RM270,000 for 550 sq ft, reserved for eligible Bumiputera applicants. D'Evia is a market-priced GreenRE-certified condominium from RM498,100 with larger layouts and open to a wider pool of buyers.
