If you have searched for Shorea Park in Puchong, you have probably landed on two names: ANYA and Nara. Both are freehold towers by OSK Property inside the same 27.77-acre masterplan, launched a phase apart, and their pages look similar at first glance. They are not the same purchase, though. This comparison sets out what each offers using the figures published on their project pages, so you can tell which one to ask about first.
What the Shorea Park masterplan is
Shorea Park is OSK Property's freehold community in Puchong, launched in 2021 on 27.77 acres. It is planned in three phases. Mira, the first, sold out and completed in July 2024, 13 months ahead of schedule, with an 82% QLASSIC score. ANYA is Phase 2 and Nara is Phase 3. For a buyer, the practical point is that the developer has already delivered one phase in the same neighbourhood, so you can visit it and judge the finish. That is a useful reference, not a promise about the later phases.

Who ANYA suits
- Larger and multigenerational households. ANYA is the only one of the two with a 1,389 sq ft dual-key four-bedroom, designed for extended families under one roof, plus 1,195 sq ft and 915 sq ft three-bedroom options.
- Buyers who want facilities at height. The page lists a podium deck on Levels 6 and 7, a Sky Terrace on Levels 31 to 33 and rooftop facilities.
- Buyers who want highway choice. ANYA lists direct access to three highways, with Main Place Mall, AEON Mall Taman Equine and IOI City Mall named nearby, and Taylor's International School listed at under 3km on the landing information.
Who Nara suits
- Entry-level and first-time buyers. Type A from RM250,000 is the lowest published entry price in the masterplan, and the 807 sq ft two-bedroom offers a middle step before the 936 sq ft and 1,055 sq ft family layouts.
- Families who value green space at the centre. The site is built around a 1-acre central park, with a ground-floor kindergarten, convenience store and laundry.
- Buyers who care about certification. Nara is GreenRE Certified.
Neither is a fit if you need to move in soon. Nara has no confirmed completion date and ANYA's page does not give one, so ask for the construction timeline before you book.

- What is the confirmed completion date and the stage-by-stage payment schedule?
