Why the location is the story
The concept is built around the Johor-Singapore Causeway. The masterplan is roughly 600m from the CIQ (Customs, Immigration and Quarantine) complex, described as about a 9-minute walk via an approved link bridge. It is also around 900m from the future RTS Link Bukit Chagar Station, which is planned to connect into Woodlands North in Singapore, and close to JB Sentral, with a planned ETS service linking Johor Bahru to Kuala Lumpur in around 4.5 hours.
Note the word "future": the RTS Link station is not yet operating, and the ETS service is described as planned. Axis is the entry point and is a flexible live-or-invest product, with units able to be placed under professional short-stay management with Mana Mana Hospitality, the short-stay arm of EXSIM Hospitality Berhad. Brixton and Dover are serviced apartments with the same floor plans, from a 474 sq ft one-bedroom (Type C) to 850 sq ft three-bedroom layouts, including dual-key options. Who it suits, and who it may not
- Buyers with a Singapore link who value being a short walk from the CIQ, and want a freehold title in Johor Bahru.
- Investors considering short-stay. Axis is the tower positioned for this, but returns are not guaranteed, and short-stay management terms should be read carefully.
- Own-stay buyers who want a larger layout and can look at Brixton or Dover.
It is a weaker fit if you need certainty on completion, since the date is still to be confirmed, or if you dislike a very large, dense scheme. Foreign buyers should also read the 2026 foreign buyer stamp duty rules and check state-level requirements, and everyone should understand what freehold means in practice.
