What they share

Same developer (EXSIM Waterfront Sdn Bhd), same Gelugor waterfront precinct, same road access via the Tun Dr. Lim Chong Eu Expressway and Penang Bridge, freehold tenure on commercial-titled land, and GreenRE certification. So the location and title questions are largely common to both. What differs is the product.

Keeperz Suites: smaller, dual key, rental-minded

Keeperz Suites is the smaller-ticket option. Type A is a 484 sq ft dual-key studio with gross pricing of RM820,100 to RM872,600; Type B is a 581 sq ft dual-key two-bedroom at RM956,400 to RM1,005,900. Of the 493 units, 313 (63.5%) are Type A and 180 (36.5%) are Type B. Every unit is designed for either owner-occupation or Airbnb-style short-stay rental, and an optional management programme is available through Mana Mana Hospitality, EXSIM's hospitality operator.

The two towers (16 and 15 storeys) are linked by a sky bridge at Level 21, which carries the shared facilities: a co-working space, sky gym and game room in Tower A, and the sky lounge, sky pool and jacuzzi in Tower B. Level 5 adds a landscape deck. It suits buyers who want a lower entry price and are open to a rental angle. Because short-stay is central to the concept, ask for the programme terms, commitment period and what short-stay use is permitted, since the operator refreshes packages periodically.

The Lighthauz: bigger units, views and facilities

The Lighthauz is the larger-format option. The smallest layout is 732 sq ft (1 bedroom plus study) and the two larger layouts are 1,001 sq ft (2 bedrooms plus study). It is a single tower whose pitch is the sea and bridge view, with facilities across four levels including the Level 56 sky pool and the Level 57 sky lounge. It suits own-stay buyers and families who want more space, and buyers who want a freehold address facing the strait. Its completion is dated September 2030.
