The Lighthauz is a freehold, 671-unit serviced apartment tower by EXSIM in Gelugor, on the Penang Island side of Penang Bridge. It faces the Penang Strait, and the developer's pitch is sea and bridge views from every tower. If you are weighing it up, this guide covers what has been published, how the three unit types compare, what the price range means for your budget, and what to ask before you pay a booking fee.

Why the waterfront location is the story
Most of what makes The Lighthauz distinctive is its position. It sits directly beside Penang Bridge and faces the strait, so the view is the product: the project page describes unobstructed sea views from most units. Access runs via the Tun Dr. Lim Chong Eu Expressway and Penang Bridge, and the address is described as minutes from George Town's hospitals, colleges and malls, including Gleneagles Medical Centre, Penang General Hospital, KDU Penang University and Komtar. It also stays close to Bayan Lepas and the Penang Second Bridge for southbound connectivity.
A Penang Waterfront LRT Station on the proposed Mutiara LRT Line is planned nearby. Note the word proposed. It is worth watching, but a purchase decision should not rest on a station that does not yet exist.
Unit types and what the price range means
There are three layouts, and each comes in balcony and non-balcony variants that share the same size and layout:
| Type | Size | Layout |
|---|---|---|
| Type A (A1 / A2) | 732 sq ft | 1 bedroom + 1 study, 2 bathrooms |
| Type B (B1 / B2) | 1,001 sq ft | 2 bedrooms + 1 study, 2 bathrooms |
| Type C (C1 / C2) | 1,001 sq ft | 2 bedrooms + 1 study, 2 bathrooms (alternate layout) |
The published gross price range across the whole tower is RM890,435 to RM1,208,911. The page does not split that range by type, so treat it as an indicative envelope. The exact price for a given floor, view and variant needs the current price list.
Types B and C are the same size with different layouts, which is worth a proper look at the floor plans. Two units of 1,001 sq ft can feel very different depending on where the rooms and the study fall.
Who it suits, and who it may not
- Own-stay buyers who value views and resort-style facilities. Facilities spread across four levels, including a Level 56 sky pool (Astral Lagoon) and a Level 57 sky lounge (Horizon Lounge).
- Buyers who want freehold on Penang Island and are comfortable with a serviced apartment on commercial title.
- Longer-term investors who can wait until 2030. Returns are not guaranteed and depend on the price you pay and the rental market at completion.
It may be a poorer fit if you need to move in soon, if you want a smaller and cheaper entry point (the smallest type here is 732 sq ft), or if you need an operating rail line at your door. If small, short-stay-friendly units appeal more, read our comparison of Keeperz Suites and The Lighthauz, which covers the neighbouring tower.

Is there a rail station near The Lighthauz?
