Freehold or leasehold
Freehold ownership has no expiry, while leasehold runs to a fixed year, 2111 for Golden Crown. Tenure affects resale, financing and how buyers value the unit, so ask your lawyer and bank how each is treated before you compare headline prices.
Size and ticket
Golden Crown has the biggest apartments, KL360 the widest spread with 450 sq ft one-bedroom types up to 939 sq ft three-bedroom types, and Phoeniz Suites sits in the middle of the three at 484 to 678 sq ft. Phoeniz's published entry price is above RM1 million, and Golden Crown's estimated rate gives a similar scale for larger units. KL360's price will only be comparable once the developer releases a list.
Transit and location
KL360 is the closest to a station on foot, about 50 m from MRT Raja Uda, but it is not inside KLCC: the developer puts Suria KLCC about 2.4 km away. Phoeniz Suites is in the middle of the Golden Triangle and Golden Crown is beside TRX with a developer-stated tunnel to the MRT interchange. Check each walking route yourself, because developer distances are approximate.
What to ask for each
- The official price list by unit, floor and facing, with the date.
- The delivery period in the Sale and Purchase Agreement, and the developer licence and advertising permit numbers.
- Maintenance fee, sinking fund and car park allocation.
- For KL360, a written completion date and the facilities opening plan, because neither is in the developer's material.
