In short: On the mainland categories you must buy and own a residence after approval: RM600,000 or above for Silver, RM1,000,000 or above for Gold, RM2,000,000 or above for Platinum. You cannot sell it for 10 years (upgrading to a higher-value home is allowed), and the official guidelines do not spell out lease length or off-plan eligibility, so check each unit with your operator.
The residence purchase is the part of MM2H that decides whether the programme works for you in practice. The Ministry sets a minimum value and a 10-year hold; everything else (location, layout, tenure, rental demand) is your decision. This page sets out the official rules and then shows how the minimum prices line up with real, current projects.
The official property rules
- Compulsory: you must purchase and own a residence after obtaining approval as an MM2H participant (mainland categories).
- Minimum value: RM600,000 or above (Silver); RM1,000,000 or above (Gold); RM2,000,000 or above (Platinum).
- SEZ/SFZ: a property in Forest City, Johor, with the floor price subject to Johor state property acquisition policy.
- 10-year hold: selling is not allowed for 10 years, but you can upgrade to a residence of higher value.
- Non-compliance: failing any of the terms can result in the MM2H pass being revoked.
The guidelines do not spell out details such as lease length, freehold versus leasehold or off-plan eligibility, so ask your licensed operator about a specific unit before you commit. State-level rules for foreign buyers apply separately and can be higher than the MM2H floor; each project page states the foreign-buyer position where the developer has published it.
What each minimum buys: current projects
Prices are the starting prices shown on each project page and change with launches and unit availability. A starting price is for the entry unit, so confirm the unit you choose clears your category's floor.

How to choose when you must hold for 10 years
- Rental demand. A unit that rents easily keeps your cost of holding down while you spend only part of the year in Malaysia.
- Connectivity. Rail access and highway links matter for both your own use and resale.
- Facilities and management. You will be away for months at a time; secure, well-managed developments suit that.
- Exit options. After 10 years you can sell, or upgrade earlier to a higher-value home.

Frequently asked questions
What property can I buy for MM2H?
A residence at or above your category's minimum value: RM600,000 (Silver), RM1,000,000 (Gold) or RM2,000,000 (Platinum). SEZ/SFZ participants buy in Forest City, Johor, subject to Johor state policy. Check with your licensed operator that a specific unit, including a new launch, is acceptable before you buy.
How long must I keep the MM2H property?
10 years. The official guidelines do not allow selling within that period, except to upgrade by buying a residence of higher value. Not complying can result in the MM2H pass being revoked.
Where do MM2H buyers usually buy?
Most shortlist Kuala Lumpur city centre, Petaling Jaya, Penang and Johor Bahru for hospitals, international schools, transport and airport access.
Does the property price count the gross or net price?
The guidelines state a value of RM600,000, RM1,000,000 or RM2,000,000 or above for the purchased residence. Confirm with your operator which price (for example, before or after any discount) they use to assess the threshold.
Can I get a loan to buy my MM2H property?
Foreign buyers can usually finance part of a purchase, but the margin and eligibility vary by bank. Use the loan calculator for an estimate and speak to a bank for your own profile.
