The short answer

KL Wellness City is a medical-led development opposite Pavilion Bukit Jalil, anchored by the Kuala Lumpur International Hospital (more than 600 beds in the first phase, expandable to 1,000) and the Nobel Healthcare Park, a medical-commercial building with medical suites. The Vividz by EXSIM is the second of four planned residential phases beside it, with 1,138 units in two towers (569 each) and completion in 2029. The walkthrough quotes about RM580,000 for a 2-bedroom and RM680,000 to RM690,000 for a 3-bedroom, which is cheaper than the more mature Queenswoodz by about RM100,000 or more. The argument for the area is the high-income tenants a medical hub brings, not the hospital itself.

What KL Wellness City is

Unlike most Kuala Lumpur property stories, which rely on malls and offices, this one rests on healthcare. KL Wellness City sits directly opposite Pavilion Bukit Jalil. It is built around the Kuala Lumpur International Hospital, a tertiary hospital with more than 600 beds in its first phase that can grow to 1,000, and the Nobel Healthcare Park next to it. The hospital lists six centres of excellence: cardiac, spine, neuro, sports medicine, aesthetic and plastic surgery, and fertility.

The Nobel Healthcare Park is a medical-commercial building: the lower floors have a glass-fronted podium, and the upper floors hold medical suites where doctors can run clinics, dental and specialist centres. It also offers medical-stay accommodation for patients' families, or when the hospital runs short of beds. When the walkthrough was filmed, both buildings were topped out, in the touch-up stage, and were expected to open during 2026.

Technology Park Malaysia's third phase lies on the other side, and its official plans include data centres and technology office towers, which would add IT tenants. See our Bukit Jalil analysis.

What it could mean for property demand

The argument is not about living next to a hospital. It is that a medical hub brings high-income professionals, such as doctors, nurses, pharmacists and visiting specialists, and an international hospital brings experts from abroad. These are stable tenants and buyers, and the walkthrough argues that this supports rental demand regardless of the economic cycle. It also notes that some buyers dislike hospital proximity on feng shui grounds, while investors tend to focus on the tenant base.

The Vividz at a glance

The Vividz is Phase 2 of an EXSIM masterplan of four planned residential phases beside KL Wellness City. Phase 1 has sold out. The Vividz has 1,138 units in two towers of 569 units each, with layouts of one, two and three bedrooms, and completion in 2029. It faces Pavilion Bukit Jalil, and the walkthrough timed the drive at about 2 minutes 18 seconds at 6pm. A shuttle bus service is planned to link the project with Pavilion Bukit Jalil, the Jalan Jalil commercial area and the LRT. Technology Park Malaysia and Queenswoodz, EXSIM's other Bukit Jalil project, are nearby.

Show unit: 689 sq ft, 2 bedrooms

The 2-bedroom has a foyer with a ramp (for wheelchair access), a small L-shaped kitchen, a yard that takes the washing machine, and a butterfly layout that avoids a corridor. The master bedroom has an ensuite bathroom and takes a queen bed with a dressing table, and bedroom 2 takes a queen bed and a small desk. The common bathroom is large and elderly-friendly, with a seat in the shower. The walkthrough suggests adding a kitchen island, which makes the kitchen far more practical. Two packages are offered, partial finish and bare unit, and what is included differs.

Show unit: 915 sq ft, 3 bedrooms

The 3-bedroom has the same foyer ramp, an easier-to-use kitchen with room for a fridge, and a yard for a washer and dryer. It also uses a butterfly layout, and comes with or without a balcony. The third bedroom is small, suitable as a baby room or study, and the master bedroom has an ensuite bathroom with a wall that does not face the bed. Glass is adequate rather than full-height.

Price

The walkthrough quotes about RM580,000 for a 2-bedroom and RM680,000 to RM690,000 for a 3-bedroom. Against EXSIM's Queenswoodz, a mature-location project nearby, the Vividz 3-bedroom is cheaper by about RM100,000 or more. The trade-off is risk: Queenswoodz is in an established area with known resale prices, while The Vividz is more of a bet on the medical industry. See our EXSIM Bukit Jalil comparison.

Will KL Wellness City raise property prices in Bukit Jalil?
