The short answer
Pavilion Square KL is a leasehold, 67-storey residential tower with 960 units at the junction of Jalan Raja Chulan and Jalan Bukit Bintang, with a covered link-bridge to Level 3 of Pavilion KL Mall. The show units are fully furnished, and every unit type has a balcony. The walkthrough quotes about RM2,600 to RM2,800 per sq ft depending on floor and view, against RM3,300 or more per sq ft for freehold Orion Residence nearby, and puts the walk to KLCC at about 20 minutes. Location and the link-bridge
The site sits at the intersection of Jalan Raja Chulan and Jalan Bukit Bintang, in the middle of the Golden Triangle with KLCC, Merdeka 118 and TRX all in the vicinity. The developer, Pavilion Group, is building a covered link-bridge from the residential tower directly to Level 3 of Pavilion KL Mall, which is the project's main selling point for residents who want to reach shops and the mall without going outside. KLCC is about 20 minutes on foot once you reach the mall area.
The development
Pavilion Square is a mixed development. The Luxury Residences tower has 67 storeys and 960 units, and a separate Corporate Suites tower alongside it has office suites and 6 retail lots. Facilities include a 118-metre rooftop infinity pool with views toward KLCC, TRX, Merdeka 118 and KL Tower, and a 15,000 sq ft Sky Sports Zone with two themed gyms, billed as the largest apartment sports zone in the city centre so far. The lobby follows the white-and-grey style Pavilion Group has used in earlier projects, with a high ceiling.
Layouts
| Layout | Size |
|---|---|
| Studio | 504 sq ft |
| 1 bedroom | 770 sq ft |
| 2 bedrooms | 966 sq ft |
| 2 bedrooms plus study | 978, 1,100 and 1,272 sq ft |
| 3 bedrooms | 1,255 sq ft |
Inside the 504 sq ft studio
The studio show unit is delivered fully furnished: a full-height storage wall at the entrance, fitted kitchen cabinets with German-brand appliances including a Bosch hidden fridge, a dining table for two, a feature wall with TV console, a wardrobe and a queen-size bed. The bathroom is hotel-style in the same white-and-grey palette. The unit has full-height glass and a small but usable balcony, which is unusual for city-centre studios. The studio was quoted at around RM1.35 million in the walkthrough.
Inside the 1,272 sq ft 2+1 unit
The 2+1 layout opens with a small shoe cabinet, then an island kitchen on the left with the same German and Bosch appliances, and a yard with a washing machine and a wet kitchen behind it. The third room is small but fits a single bed, so it can serve as a study or a rental room. The second bedroom takes a queen bed and a desk, the living and dining area seats six, and a balcony is included. The master bedroom has wooden flooring and full-height glass, a four-door wardrobe and a bathroom with a bathtub. According to the walkthrough, every layout at Pavilion Square comes with a balcony.
Price per sq ft
The walkthrough quotes about RM2,600 to RM2,800 per sq ft, depending on floor height and view. For comparison, it puts nearby Orion Residence, which is freehold, at more than RM3,300 per sq ft. Pavilion Square is leasehold, which is one reason for the gap. Prices are asking figures at the time of filming, so check the current price list. See our Pavilion Square buyer guide and the Orion Residence page.
Who it suits, and what to weigh
- Long-term investors in the city centre, and foreign buyers allocating assets. The Golden Triangle location and the link-bridge support rental and resale demand, and the furnished delivery means overseas owners need no fit-out.
- Buyers looking for a holiday home in Kuala Lumpur, whether for occasional trips or to experience city life.
- Weigh the tenure. It is leasehold, so ask for the remaining lease term in writing. See freehold vs leasehold in Malaysia.
- Check short-stay rules with the management corporation if short-term letting is part of your plan.
