Why the sea-view angle matters
Not every unit at Lighthauz Phase 2 faces the water — based on the floor plans shared with us, each floor carries 15 units across two wings, and only the units facing the Penang Strait get the unobstructed sea view the renders show. Everything else looks toward the township or the neighbouring towers, including the existing Lighthauz right beside it. That's the practical reason behind EXSIM's own messaging that sea-view units are very limited: on a 15-unit floor plate, the water-facing side is a minority, not the default.
If a sea view is the reason you're looking at this project, that's the detail to confirm first — ask specifically which stack numbers face the strait before you register a preference, rather than assuming any unit qualifies.

A floor premium of RM1,000 applies per floor above the base level. Unit facilities sit on Level 9, residential floors run from Level 10 to Level 48, and sky facilities — including an infinity pool and a separate children's pool overlooking the sea and Penang Bridge, per the developer's renders — are on Level 52. These figures come from the floor plans shared with us, not yet an official developer publication.
What's confirmed and what isn't
Confirmed, from the developer's own material: the location beside Penang Bridge, the two unit sizes and their car park allocation, the floor premium, and the facility levels. Not yet confirmed: the official price list, the exact completion date, the total unit count, and the precise tenure documentation for this specific phase (as opposed to the neighbouring Lighthauz, which is freehold). Treat any price you see quoted online before EXSIM's own launch as an estimate, not a fact.
Who it suits, and who it may not
- Early registrants who want first pick of the limited sea-view stack before the public launch, and are comfortable registering ahead of a confirmed price.
- Buyers already comparing The Lighthauz next door — Phase 2 gives you a second unit-size option (700 / 947 sq ft) in the same precinct, once pricing is out.
